The Perfect Office: 6 Reasons You Should Build Not Buy

If you launched a business a few years ago, you might look to expand at some point soon. That could mean you have to look for new premises to house your team. You have an important decision to make at that point. You have to decide between renting or purchasing an office or building one from scratch. Today, we’re going to focus on all the benefits of selecting the latter option. At the end of the day, buying land and constructing your dream premises isn’t as farfetched as you might think. So, take a moment to consider all the points made in this article before pushing ahead. If you don’t look at all the options on the table, you’ll struggle to choose the best solution.

We’ll do our best to discuss all the ins and outs and leave no stone unturned. By the time you leave this page, you should have a better insight into the advantages you can expect to encounter.

    You can buy land cheap

In most instances, you can find land for sale all over the country. Also, it’s important to note that it doesn’t cost as much as you might expect. You just need to ensure the land is suitable for building. To do that, you consult legal experts and check paperwork before you sign any contracts. It all comes down to the size of the premises you’d like to build. It would make sense to get in touch with architects ahead of time. Ask them to design your office, so you know how much space you require. You can then use specialist websites or contact land sellers directly. Explain the size of your intended building, and then ask to see important opportunities. With a bit of luck, you’ll locate the ideal piece of land in your chosen town or city.

Construction projects shouldn’t break the bank

The costs of construction will vary depending on what you hope to achieve. However, erecting a new building is nearly always cheaper than purchasing an old one. The materials and labour costs are not going to break the bank. Of course, you’ll face other expenses like machinery and crane hire at some point during the process. Even so, you won’t spend as much as you would following the traditional method. You’ll still need to create a budget, so you don’t empty your accounts. Still, if you spend the same amount as you would have done by buying a building, you will get something much better. Just shop around and make sure you select the tradespeople who provide the lowest quotes.

You get to keep full control over the design

One of the best things about building a new office from scratch is that you are in control of the entire process. You get to determine the layout of the building and all the features inside. You can design the shape and size of every single room. Of course, you’ll still have to take some advice from your architect. That is because there are many rules and regulations you need to consider. For example, you’ll have to make sure there are enough fire doors for the building. You’ll also have to ensure there is a fire escape from the upper floors. People working in that profession understand all the ins and outs. So, just work with them to ensure you don’t overlook anything important.

    Managing the process is easy

You might think that overseeing a building project of that nature would require lots of dedication. However, that isn’t always the case if you’re willing to trust other people. Once you’ve designed the office, gained permission, and arranged the materials, you could hire a manager. That person would then spend their time at the site and ensure everything goes according to plan. In most situations, your workers would complete the project in only a few months. So, there’s no reason to offer the manager an annual salary. You will only require their assistance for a short time.

You can make use of green technology

There is a big push at the moment in the business world towards green technology. If you rent or purchase a property, it probably isn’t going to have eco-friendly features. However, that is not the case when you build from scratch. You can ensure the new office uses solar panels for power. You can also design the building in a way that makes the best use of natural light. Indeed, there are many green ideas you could use to limit your impact on the environment. Many of those concepts will also help you to save money in the long run. For instance, you might receive a cheque from your energy provider at the end of the year if you create more power than you use.

You will make lots of local authority contacts

It’s often vital that business owners make contacts within their local authorities. At the end of the day, you never know when you’ll need to council’s assistance with something. During the process of building your office, you’re going to meet lots of influential people. That could benefit your company in the future when you need to apply for new licenses, etc. It could also mean you stand a better chance of getting approval for more construction work further down the line. There might come a time when you need to expand again. You’ll find the process much easier if you have people from the local council on your side.

The six reasons mentioned on this page should leave you with no doubts in your mind. If you have enough money in the bank to pay for the job, building an office is always the better option. If nothing else, the construct will become a business asset. You can even reduce your tax bill this year by listing material costs as expenditure. With that in mind, you need to keep in close contact with your accountants during the entire job. They are the people best placed to let you know if you’re doing something wrong.
